Prestige Group’s retail arm, Forum Malls, is preparing for a significant scale-up of its shopping centre business, with plans to nearly double its portfolio by 2029. The company intends to add 14 new malls across the country’s metro hubs, including Delhi, Mumbai, Chennai, Hyderabad, and Bengaluru, marking one of the most aggressive growth phases in its retail journey.

Currently managing 11 malls—eight of them in partnership with Nexus—Forum is betting strongly on tier-I cities, where rising disposable incomes and consumer appetite for premium retail continue to accelerate.
India’s first dedicated athleisure mall
Bengaluru, the group’s largest and most competitive market, will see one of Forum’s most ambitious projects: India’s first dedicated athleisure mall. Slated for completion by 2027 near Kempegowda International Airport, the 800,000-square-foot development will bring together global sportswear brands, lifestyle stores, fitness centres, and wellness spaces.
The festive season remains a critical driver of retail performance, with Forum expecting October–December to deliver a major boost in footfall and revenues. The group typically invests heavily in advance marketing, events, and promotions to capture festive demand, which historically contributes up to 40% of its annual sales.
Forum’s aggressive expansion indicates its intent to reinforce leadership in the city while setting benchmarks for premium retail across India.
