Bengaluru property owners can now transfer khata records online through BBMP’s new Aadhaar-linked portal, reducing delays and ensuring faster, dispute-free approvals.
The Bruhat Bengaluru Mahanagara Palike (BBMP) has launched a new Aadhaar-based automated eKhata mutation service to facilitate faster and easier online property ownership transfers for Bengaluru residents. This initiative enables citizens to self-initiate mutation of pending or sold property accounts through a streamlined digital process.

By visiting the official portal https://bbmpeaasthi.karnataka.gov.in and clicking the “ekhata Automatic Mutations – Get Your Mutation” link under the ‘Important Instructions’ section, users can search for pending mutations using their EPID number. Aadhaar-based e-KYC verification for both seller and buyer is required. If the Aadhaar details of the seller and property owner match, the mutation request is automatically approved after a 7-day objection period.

This service applies only to dispute-free property mutations. Any contested cases will be reviewed and resolved by the concerned BBMP officials.
The BBMP’s new online platform offers citizens a convenient and efficient way to complete property account mutations, addressing previous delays in mutation processing and improving transparency.
