The Bengaluru Development Authority’s bold land push targets 17 villages, aiming to extend Kempegowda Layout and add 6 new layouts along PRR-2.
Bengaluru: The Bengaluru Development Authority (BDA) has unveiled one of its largest-ever expansion drives, with plans to acquire 5,755 acres across 17 villages on the western outskirts of the city. The move is aimed at extending the Nadaprabhu Kempegowda Layout, while also setting the stage for Bengaluru’s next wave of housing development.

The project stretches beyond the NICE Road corridor, touching villages between Mysuru Road and Magadi Road, with land already being surveyed by dedicated acquisition teams. Officials confirm that landowners will be compensated either in cash or through the 40:60 plot-sharing model, a method BDA has increasingly leaned on to balance growth with landowner equity.
Parallel to this, the BDA has also received approval for six new layouts along Peripheral Ring Road–2 (PRR-2), spanning arterial stretches from Hosur Road through Bannerghatta, Kanakapura, and Mysuru Road. In all, over 6,200 acres are being targeted for this parallel expansion.

While the new plans signal Bengaluru’s intent to aggressively push westward and southward, the authority continues to face criticism for delays in the original Kempegowda Layout. Only a fraction of the 29,000 planned sites have been handed over to residents since its launch in 2010, largely due to gaps in road, power, and water supply.
Despite past hurdles, BDA insists this expansion will be a turning point, enabling residential hubs with full infrastructure support and easing the city’s pressure on core areas. With surveys underway and approvals in place, the western corridor is poised to witness Bengaluru’s next big real estate story.
